These surveys assess the condition of a property before a sale is finalised and are often used to help buyers make informed decisions or to allow sellers to address issues before listing the property.

Both buyers and sellers benefit from these assessments as they provide a clear understanding of the property’s condition, uncover potential issues, and can influence negotiations.

Buyers

Looking for a new home can be an exciting time. Once you find your ideal property, the last thing you want is to buy it and then find you need to spend additional time and money repairing problems which you were not aware of prior to purchase.  

Having a survey carried out prior to purchase is an excellent way to ensure you are aware of any issues before you commit yourself to buying a property.

It is important to check over the Home Report (Single Survey section) before you make an offer to determine if there are any potential issues. You should be able to request a copy of the Home Report via the online property listing. Check the ‘Dampness, Rot and infestation’ part of the Single Survey section of Home Report.  If you see a category 2 or 3 then you should have a Home Buyer Survey carried out before you settle on the property.  In the interim you can still make an offer ‘subject to survey’.

It also gives you the choice of whether you would prefer to carry out the required repairs based on removing the issue from the home report or if you would rather not carry out repairs before you move out but use our quotation to negotiate an equivalent reduction in the overall cost of the property.
